Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by. Here are a few tips to increase the curb appeal of your home. Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. We have compiled some ideas to present your home in the most effective manner.

Closing Costs you might Expect:  (not all apply in every situation)* 

  • State Documentary Stamps (in Florida this is a mandatory Seller's Charge) that you'll pay to remove your name(s) from State and County records.  It's ultimate effect is to clear title and your responsibility from any future liens. 
  • Title Insurance fees depend on the sales price of the home. (This is a Negotiable item and Buyers often pay for their own Title Policy.)
  • Survey is a Negotiable item if required by the Buyer.  If your home is in a 'platted' subdivision and no additions/changes have occurred, this may not be necessary or required.  (Vacant Land is an exception.)
  • Property Taxes (Pro-rated). Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs (if applicable to the transaction) are now negotiable between an FHA buyer and seller.
  • Estoppel fees will be charged by a management company in charge of a subdivision (usually $100 or less but it varies by company. This fee is charged to verify any outstanding balance and to remove your name from their records and transfer responsibility to the buyer. 
  • Broker's commission is a full-service fee and will cost anywhere between 5% to 7%.
  • Miscellaneous fees can accrue from correcting problems noticed during a home inspection.
  • Additional fees will occur for Wire Transfer of Funds after closing and Title Company processing fees.

*These fees are included in any real estate transaction and some are Negotiable between a Seller and Buyer.  In the 'Short Sale' scenario the fees apply but the Seller is not directly responsible for them.  They are generally covered by the Lender who has the final say on the transaction.  CALL US FOR MORE DETAILED EXPLANATIONS.
